Starting a career in real estate can open the door to greater flexibility, professional growth, and unlimited earning potential. Before you can represent buyers and sellers in Texas, however, you must complete the licensing requirements established by the Texas Real Estate Commission, commonly known as TREC.

The process may seem overwhelming at first, but it becomes much easier when you understand each step and have an experienced brokerage supporting you along the way.

1. Confirm That You Meet the Basic Qualifications

To apply for a Texas real estate sales agent license, you must be at least 18 years old, be a United States citizen or lawfully admitted alien, and meet TREC’s standards for honesty, trustworthiness, and integrity.

2. Complete the Required Education

Texas sales agent applicants must complete 180 classroom hours of qualifying real estate education through a TREC-approved provider. The required courses include:

  • Principles of Real Estate I
  • Principles of Real Estate II
  • Law of Agency
  • Law of Contracts
  • Promulgated Contract Forms
  • Real Estate Finance

These courses provide the legal, contractual, financial, and practical foundation you need to begin working in the Texas real estate industry.

3. Submit Your License Application

After completing your qualifying education, you can submit your sales agent application and course completion documents through TREC’s REALM Portal.

Applicants generally have one year from the date the application is filed to satisfy all licensing requirements, so it is important to stay organized and complete each remaining step promptly.

4. Complete Fingerprinting and the Background Check

TREC requires applicants to provide fingerprints for a criminal history background check. After your application moves into review, you will receive instructions explaining how to schedule your fingerprinting appointment.

5. Pass the Texas Real Estate Licensing Exam

Once TREC confirms that you have completed the required education and are eligible to test, you will receive instructions for scheduling the national and state portions of the Texas real estate licensing examination.

Preparation matters. Understanding the concepts behind contracts, agency relationships, finance, property ownership, and Texas real estate law will help you approach the exam with confidence.

6. Choose a Sponsoring Broker

After completing the education, application, background check, and examination requirements, your license will initially be issued on inactive status.

To activate your license and legally perform real estate brokerage services, you must be sponsored by a licensed Texas real estate broker.
